This home has beautiful decks (one is covered facing south east and the lake...the other is on the
"FOREST SIDE" - very private, brush cleared so you can view the deer that come on an almost nightly
basis. The decks and sitting areas have ample seating with chairs and a bench seat that wraps around
the outside perimeter of the decks.
+ CABLE TV WITH 200+ CHANNELS INCLUDING HBO, CINEMAX, SHOWTIME, MOVIE CHANNEL,
STARZ...EVERYTHING THAT IS AVAILABLE.
This home is very clean and spacious as well as VERY PRIVATE, all important considerations.
The UPPER LEVEL includes a kitchen, living room with gas fireplace, full length covered deck for those
sometime rainy days. The back deck by the woods has a gas grill just off the kitchen for convenience.
There are also two bedrooms and two full bath. There is also a 2 car attached garage with only 3 steps to
get into the home - to it is virtually on the same level.
The LOWER LEVEL includes the third bedroom, a half bath, and a SECOND FAMILY ROOM with fireplace,
wet bar and another full length covered concrete deck. The house also has a water filtration system,
water softener. Every walkway and deck is auto-lighted for your safety and security.
We have our own private boat launching ramp with in 300 yards of the home plus ample parking for your
boat trailer.
One Covered Boat Slip (11' wide x 30' long)...with swim platform...a short flat easy walk to the dock or you
can drive up and there is parking at the dock if you have someone who needs assistance. Additional
slips (sized 10 x 20 or 10 x 24) are available in the nearby community dock for an additional fee.
EVERYONE KNOWS LOCATION IS IMPORTANT:
BY LAND...only 1 1/2 miles off the main Highway 5 on paved road...we are located between the small
towns of Laurie and Sunrise Beach...both located on the "quiet west side" of the lake. Drive time to
Laurie for those items you may have forgotten...or just to the mall, grocery store or gas station....is only 3
miles...literally just 4-5 minuets away.....yet you are on ONE OF THE BEST LOCATIONS OF THE LAKE....TO
ENJOY THE QUIET WATERS. Osage Beach - which many tourists like to visit...is only a 20 minute drive.
Osage beach is where all the tourist type activities are located...but the summer traffic makes people
only want to visit there...and not live or vacation there!!!
BY WATER....we are located near the 39 Mile Marker of the Osage...a "NICE "NO WAKE" cove that faces
east and is protected from big waves and high winds. Your boat is protected and the water is nice for
fishing or swimming.
Wow! From our location you can boat to up the Osage to Big Dicks restaurant at the upper mile
makers....there are 2 fantastic ski coves within a mile or two of the home. There are several waterfront
restaurants very close...Captain Ron's, Bear Bottom with new "waterslide" , Bulldogs, or Run-a-way 2...all
very nice places with good docking facilities. Head the other direction to visit Ha Ha Tonka Castle with
hiking trails & the cool natural spring.
ATTRACTIONS NEAR BY;
The home is also near the Laurie Mall or you can drive to Osage Beach to the Huge Factory Outlet Mall
(112-stores) & Wal-Mart Supercenter is in both directions. If you love golf, you can play a different
course every day for two weeks, but an easy course is just 3 minutes away...one you can enjoy playing
with out losing a dozen balls. For the kids, of course, there are the miniature golf courses, go-kart
tracks, and a multitude of other amusement activities.

Rental Policy
We are a member of the Tri-County Business District as is required of all vacation rental properties and
therefore abide by the mandatory lodging tax rate of 8.475%, which is added to the lease amount and
remitted to the State of Missouri, Camden County, and the Tri-County Business District.
Arrival Times
During the Summer peak season between Memorial Day and Labor Day...we lease the home in FULL
WEEK SEGMENTS with arrivals on Saturday afternoons anytime after 3P.M. followed by departures on the
next Saturday anytime before 10 A.M. *NO KEYS to exchange for Arrival or Departure because we have
an electronic keyless DEADBOLT entry system which changes weekly for your safety, convenience and
security.
Additional Rate and Deposit Information
Spring Rates - March 1 2012 to May 18, 2012: $170/night or $1020/week (Includes 1 night free with 7 day
booking = Total lease amount = 1106.45 all fees/taxes included).
Summer Rates - May 19, 2012 to September 07, 2012: $275/Night or $1650/Week (Includes 1 night free
with 7 day booking = Total lease amount = 1789.84 all fees/taxes included).
Fall Rates - September 08, 2012 to November 03, 2012: $170/Night or $1020/Week (Includes 1 night free
with 7 day booking = Total lease amount = 1106.45 all fees/taxes included).
During the Summer Season we only book the home in 'FULL WEEK SEGMENTS" with arrivals on Saturday
to departure on the following Saturday morning.
$100 cleaning fee on all stays less than 7 days. NO CLEANING FEE ON FULL WEEK BOOKINGS!!
$500 damage/security deposit required at time of booking. Actual lease amount is split into 2 payments -
The first 1/2 is due 60 days in advance of arrival date, final 1/2 due 30 days in advance of arrival date.
This payment schedule allows for easier budgeting - we do take personal checks providing they are
received in advance and according to the above payment schedule.
We will lease home by the day only via the last minute specials and we do have a 3 night minimum.
We also have information available on local companies for boat rentals, golf and other activities for your
vacation.
