Property Details
This home has decks galore (two covered and two sunny) with perfect south-eastern exposure for
great sun as well as lots of trees for shade. From the upper deck you are on the same level with
cardinals and bluebirds. Just imagine sunrises with the birds saying "good morning" with your
morning coffee. We also have a 100 foot long waterfront deck with a gazebo (which includes a ceiling
fan and night-lights), allowing you to watch the kids swim or fish right off the deck.
This home is very clean and spacious as well as VERY PRIVATE, all important considerations. The
UPPER LEVEL includes a kitchen, living room with fireplace, full length covered deck with gas grill, two
bedrooms and a full bath. The LOWER LEVEL includes a huge bedroom with sitting area, full bathroom,

EVERYONE KNOWS LOCATION IS IMPORTANT;
BY LAND...we are located near junction of 'Y' Rd & Hwy 54, which is halfway between Osage Beach &
Camdenton. Just perfect by land so that you can make a quick trip to Camdenton - Walmart
Supercenter for most needs...or you can go the other direction to Osage Beach to all the tourist
activities...but yet you are not stuck in the middle of all the traffic and jam-ups that can so often occur
in the summer season.
BY WATER....we are located near the 28 Mile Marker of the Osage...a HUGE cove heads south...about
1/3 of the way back on the right...is a mini-cove...where our home & dock are located. Your boat is
protected and the water is deep...fun for fishing or swimming. The huge cove is easily seen which
allows Grandma/pa to be able to see the kids ski.
Wow! From our location you can boat to Bagnel Dam, the State Park, the "party cove" or several
waterfront restaurants. Head the other direction to the "really quiet side of the lake" and visit Ha Ha
Tonka Castle with hiking trails & the cool natural spring or visit the mirror-like waters of the Upper
Osage.
ATTRACTIONS NEAR BY;
The home is also near the Factory Outlet Mall (112-stores) & a new Wal-Mart Supercenter is just 3
miles, Big Surf Water Park is near for easy access & no traffic to fight. If you love golf, you can play a
different course every day for two weeks. There are that many premier courses, all very close by. For
the kids, of course, there are the miniature golf courses, go-kart tracks, and a multitude of other
amusement activities.

* Note: the bedrooms in this home are not the typical smaller bedrooms that are found in so many
homes located around the lake. The bedrooms are very spacious. One is spacious enough to allow for
two sitting chairs (each with ottomans) and a king bed. The second is large enough for one sitting
chair that you can use for dressing or a quiet spot to sit and read away from it all. The third bedroom,
which is the smallest of the three, is still 12' X 14'. We have been told by our guests that the preferred
bedroom is on the lower level. This level has its own living room with fireplace and "FULL SIZED WET
BAR" and a full covered deck looking out over the waterfront, a full bathroom, and the largest of the
three bedrooms which has the king size bed, and two sitting chairs with ottomans. This large lower
bedroom has a lake window & room darkening shades for those who like to sleep in near darkness. It
is the only bedroom on this level and offers privacy. Our guests say, "What a fantastic floor plan!"

Rental Policy
We are a member of the Tri-County Business District as is required of all vacation rental properties
and therefore abide by the mandatory lodging tax rate of 8.475%, which is remitted to the State of
Missouri, Camden County, and the Tri-County Business District.
Arrival Times
During the Summer peak season between Memorial Day and Labor Day...we lease the home in FULL
WEEK SEGMENTS with arrivals on Saturday afternoons anytime after 3P.M. followed by departures on
the next Saturday anytime before 10 A.M. *NO KEYS to exchange for Arrival or Departure because we
have an electronic keyless DEADBOLT entry system which changes weekly for your safety,
convenience and security.
Additional Rate and Deposit Information
Spring Rates - March 1, 2012 to May 18, 2012: $200/night or $1200/week (Includes 1 night free with 7
day booking = Total lease amount = 1301.70 all fees/taxes included). Call for last-minute booking
specials*
Summer Rates - May 19, 2012 to September 07, 2012: $325/Night or $1950/Week (Includes 1 night free
with 7 day booking = Total lease amount = 2115.26 all fees/taxes included). Call for last-minute booking
specials *
Fall Rates - September 08, 2012 to November 03, 2012: $200/Night or $1200/Week (Includes 1 night free
with 7 day booking = Total lease amount = 1301.70 all fees/taxes included). Call for last-minute booking
specials *
During the Summer Season we only book the home in 'FULL WEEK SEGMENTS" with arrivals on
Saturday to departure on the following Saturday morning.
$100 cleaning fee on all stays less than 7 days. NO CLEANING FEE ON FULL WEEK BOOKINGS!!
$500 damage/security deposit required at time of booking. Actual lease amount is split into 2 payments
- The first 1/2 is due 60 days in advance of arrival date, final 1/2 due 30 days in advance of arrival date.
This payment schedule allows for easier budgeting - we do take personal checks providing they are
received in advance and according to the above payment schedule.
We will lease home by the day only via the last minute specials and we do have a 3 night minimum.
We also have information available on local companies for boat rentals, golf and other activities for
your vacation.
