NEWSLETTER FOR SPRING 2021 – TIMBERLAKE VILLAGE

1. WELCOME NEW HOME OWNERS – We would like to WELCOME OUR NEWEST RESIDENTS to Timberlake Village who have purchased homes in our community

3. BANK TRANSFER – For any park residents who have a Bank of Versailles account, you can set up an automatic account transfer. Using the ACH banking system your monthly space rent will be deposited without a check or any time delay in receiving payment. If you are interested in this please see Justin for the 1 page form to be given to Bank of Versailles.

4. SEPTIC OPERATION - RESIDENT ADVISORY INFORMATION - All residents should remember that your septic system is dramatically affected by periods of heavy rain. When the ground becomes water saturated it has a much more difficult time in trying to absorb the additional water loads placed upon the system - this can occur from additional people visiting, dishwashers, clothes washers etc. Resident should attempt to reduce their water discharge into the septic tank during these periods of heavy rain. It is wise during these situations to put off laundry and spread out showers to minimize the loading of the system until the ground can absorb more readily. A classic comparison - you cannot put 100 gallons into a container that currently has a capacity for 50. Forced overloading always has serious consequences.

5. USING YOUR WATER SHUT-OFF VALVE PAYS HUGE DIVIDENDS - ALL“weekender part-time residents” are required to keep their personal under home water shut off valve in the OFF position when not at the park. A break or even a leaky pipe will cause thousands of dollars of damage while you are gone. No one will see the leak until it is too late! Many residents have a 3 x 5 card with a checklist for leaving – for example – turn up AC, close drapes, deck furniture secured from wind, lock shed, golf cart keys secured, water valve turned off, all doors and windows checked and locked. This quick check off can literally “SAVE YOU THOUSANDS OF $$$$.

6. PERSONAL SECURITY OPTION - There is a simple option now available with new technology. A small camera can be mounted and will link up with your smart phone. We have several of these pointed at shop, home, plus other locations. Each camera is only about $30-$40, requires 110 volt house hold power, and is very easy to install, and receive notifications of activity. Terry and Justin have used in our home situations with very good reliability while either traveling or simply away on errands. Cameras have multiple applications for notifications when motion is detected (day or night) and records video which is then sent to your phone.

7. VALUABLE ADVICE CONCERNING YOUR AIR CONDITIONER – Our Spring/Summer have periods of high heat coupled with high humidity. This can cause AC units to run longer and cycle more often than normal. In a home owned by a part-time resident, the small tube that drains the water from the AC’s holding pan can become clogged. Lint, debris, lime or various materials can all cause the small tube to jam up. This will cause an over flow on to the floor, carpet, tile and sub flooring every time the AC cycles. If no one is there to notice, the water can cause considerable damage to the flooring of the mobile home. If left uncorrected, the resident will return to a home that is damaged, and possibly filled with MOLD! THE SOLUTION – A pre-season checkup that has a minimal cost of $80 (Martin White Phone # 480-5724), includes drain tube check, amp draw of compressor/fan, Freon levels, high/low side pressures on the compressor lines, starting capacitor visual inspection for swelling/potential failure, cleaning of inside/outside coils if needed….etc. This reasonable cost is well worth the investment instead of a surprise discovery generating problems.

8. TRASH BARRELS OUTSIDE HOME CLARIFICATION – The park does NOT permit residents to store trash in barrels outside of mobile homes for the following reasons: Potentially repeating problems by raccoons once they find the source of food, generally unsightly if scattered around the park (trash & barrels). We understand the desire to relocate smelly household trash…but if not taken directly to the park’s dumpster….the resident should only keep trash/barrels inside a secured/closed storage shed.

9. TIMBERLAKE VILLAGE TRASH DUMPSTER – The park is pleased to let residents know that the park’s shop and trash dumpster area is now monitored via closed circuit video/audio to assist in keeping it a “SAFE AND SECURE AREA” for everyone. A dusk-to-dawn light at shop plus a motion activated light over dumpster will be maintained on a permanent basis. Also….PLEASE – PLEASE – PLEASE… do not clog up the dumpster with cardboard boxes. We put this in the newsletter consistently and still have ongoing problems with some residents. The boxes should be knocked down and taken to the burn pit and burned until no fire exists. If this problem continues to occur….we will handle with the specific residents…Trash is picked up every Monday regardless of Holidays. Please do not do a shed or house spring cleaning and fill the dumpster on Friday/Saturday with large debris/junk and thus we have no room left for everyone else’s household trash. Please remember that only household trash belongs in the dumpster and Please only place in tied bags to minimize odor and attraction of the Raccoons/wild life.

10. HOME SALES IN PARK – Fee structure concerning Buying/Selling homes - SELLER = 5% of Selling price as fee, includes internet/web listings, interior/exterior photos, showings-day+night+weekends, closing statements in advance plus actual closing. BUYER = $250 Account set up for all new residents – includes assistance in transfers of ownership + county tax office, utility company assistance/set-ups, septic chemical to reach next distribution, mail box mounting + name transfer, set up of bank draft/transfers for auto rent payment option, copy of park printed materials (covenants, lease, septic guide instructions, park resident name map, verification of fully paid utility and taxes from previous owner, dock or house name plate (one included and provided after closing). Additional signs if ordered at the same time are $30.

11. PARK BEAUTIFICATION AWARD – During the Fall Farewell Party/Fish Fry in September – The park will have obtained a consensus to name the top 2 homes in the park that have made the most positive changes in “exterior appearance” of home/yard/deck. These two residents will be awarded a special award and will be recognized for their efforts and thanked again in the following Spring’s newsletter. Prizes will range from a Dinner for 2 gift certificate at a local restaurant up to a FREE MONTH’s SPACE RENT. This will begin in 2021 and decided by Labor Day weekend and awarded at TLV’s Fish Fry event.

12.OUTSIDE CONTRACTORS – This is an area that needs much improvement!!! ALL CONTRACTORS are required to check in at the office – this is a point that must be adhered to in order for the park to assist in maintaining security in the park and around YOUR HOME/BOAT. Since Justin can be out in the park working, it is OK for both YOU and YOUR CONTACTOR to call during the previous day’s business hours to notify and simply leave a message on the answering machine if JR is out. The contractor can simply state…they will be working on your home’s XXX and the period of time involved. IE: boat being pulled for storage, & owner to call/email authorization as to who (contractor) that will be at your property or moving your boat without your presence. The park can assist in location of trailer and proper location for storage. Cable company installations in/around your home, pick up of auto for service are just a few examples.

13. ECONO LIFT COMPANY – This past Winter generated a polar freeze for over 2 weeks. Justin performed a “Herculean Feat” by keeping the dock bubblers going to protect the boat lifts and dock frames. His efforts in the cruel sub-zero temperatures paid large benefits to all boat lift owners. Only two lifts and one dock finger were damaged by the ice – this resulted more from the fact that AmerenUE waited until the lake was frozen over completely to drop the lake 3 vertical feet in an 18 hour period. Many docks were damaged around the lake, primarily docks using the pipe/collar stabilization. Econo Lift came to TLV at the park’s request and reviewed the dock/lifts/status/damage. Econo Lift agreed to send a team of lift experts to examine each lift. Broken safety limit chains were reviewed…replaced if necessary and/or re-secured as they must be…some were rusted, unattached or just missing. A few hoses are showing severe cracking and are fatigued at joints/corners. This is a point that should be reviewed by each lift owner to prevent your lift from going down without your knowledge and having your boat drift off or be damaged. Potential “problem hose and/or connection problem areas” will be tabulated and Econo lift will come out on a single date and repair/replace for only the cost of hose material/fixed labor ($50) to be paid directly to Econo Lift after completion. Note: All residents that wish for this to be completed need to contact Justin before JUNE 10th, 2021. All front mount lifts with side/guide (not actually needed in our cove situation), will be removed because this was the source of dock frame damages when the extremely low water situation occurred along with the low temps and heavy ice formations.

14. BOAT SLIP WAIT LIST - If you are currently on the list or desire a slip in the future … you must confirm your needs to the office. Those needs must include “IN WRITING” the preference of size, location, and lift capable or not. Any resident who does not confirm their wishes will be considered “no longer interested in a slip” and dropped from the list.

15. RESIDENT REQUEST TO THE PARK OFFICE - We understand the need for residents to request the park for assistance with many aspects of your home. When the need arises, we are more than willing to assist in any way that we can. That being said, we have had many instances in the past few years were the park has had to make special arrangements and commit many hours of time to assist the residents. These have included help with HVAC, Roofs, Boat Lifts, Skirting and Siding, Tree removal, Water Leaks in the home and Septic issues before the tank. We will continue to help all residents but when the park manager has to spend time away from his work there will a charge/invoice given to the resident.

16. COMPLIMENTS EXTENDED TO ALL RESIDENTS - The Park has recently received numerous compliments from outside people who have toured the park or have been looking at homes for sale. They comment specifically on how beautiful the common areas are cared for and maintained. They voice their amazements at the overall cleanliness and pride of ownership that is clearly evident. They say it is NOT a compliment they extend to other parks and we always make a point to say “we have the best people at the lake” as we know it takes a whole village! Thank you to all who have made upgrades in painting, deck staining, flower beds this last year. We do sincerely appreciate and truly believe that Timberlake Village is one best parks at Lake of the Ozarks. We greatly appreciate those who go the extra mile to make their home and this community what it is.

3. Bank RENT Transfers: Any park resident who has a Bank of Versailles account can set up an automatic account space rent transfer. Using the ACH banking system, your monthly space rent will be deposited without a check or any time delay in receiving payment and be made on a specific date as it relates to your specific finances. If you are interested in this please see Justin for the 1 page form to be given to Bank of Versailles.

5. PARK ENTRY ROAD: We continue to receive “A Plea For Help” from those residents whose homes are along the parks entrance roads … that when your guests come in … please inform them to drive slowly. This is especially a concern with the dust in the dry months of July/August. But above all – this is the courteous thing to do – as you would want if you were located along the entry roadways. We know that some of the problems are from those who live further down the road … but we do in fact have our own offenders – Please try to be part of the solution for this problem.

*** Also please spend some time informing and training grandkids/guest to stay away from this entry road on golf carts because of the danger not being seen by those uncourteous or speeding offenders. We will be purchasing the fiberglass rods/flags to be attached to the roofs of golf carts to improve the visibility and safety of operation – we’ll have a few additional for those interested residents who would like to add and help insure the safety/visibility of their own carts/grandchildren – the small investment could save a life!

6. STORM SHELTER – yes - we still want to remind all of our residents…new & veteran…of the open availability of the park office in case of a tornado warning! As many of you know… Justin and Lisa are always ready for park resident arrivals during bad weather conditions – day or night….and Bill and Linda Durben have been briefed on what to do & have emergency access… if Justin and Lisa are not home….this shelter will always be available for your safety!

7. DRIVING ON THE GRASS - Please use good judgment as to driving on the grass by the burn area. When the grass is dry driving on the grass will kill it and make the entry area to the park look unappealing. We appreciate your help in keeping the park looking its best.

8. WINTERIZATION FOR FALL OF 2020 – If you want to have your home winterized this fall, you will still be responsible for buying the anti-freeze that goes in your home. Please contact Justin if you are not sure before you buy so that you know how much your home takes to winterize. You may just leave it in your home and Justin will bill you for just the winterizing process. Please give advanced notice of when you want your home winterized so Justin can schedule a date to complete your winterization.

9. LEAF MULCHING - we want to let everyone know - leaves blown from around your mobile out into common area will be mulched by Justin/with the large park mowers. Please let him know in advance so he can allow time in his schedule to complete before the wind blows the leaves everywhere.
Justin has 2 options 1. $75 for entire fall season or
2. Actual time mulching x $30/hour which will cover equipment/gas/labor. Invoice will be emailed after each mulching.

10. TRASH DUMPSTERS – All household trash must be bagged and tied to minimize the odor and creature problems. Items that are not household trash must be disposed of by the resident via other methods. Please do not just throw anything you want to get rid of in the trash. The waste company and driver have informed us that they will not accept batteries, paint cans, appliances, and furniture. The drivers do not exit the vehicle and for this reason trash should not be left next to the dumpster. Also cardboard boxes do not go into the dumpster. Please put them in the burn area and burn them.

11. TRASH CAN & ONLY APPROVED PLACEMENT LOCATION - Addressing question about trash barrels outside - clarification “the park prefers NOT to allow trash barrels outside of mobiles for a couple of reasons, potentially repeated problems if access is allowed by Raccoons etc., generally unsightly if scattered around park. Trash barrels must only be stored INSIDE storage sheds.

12. BURN AREA – Just to re-iterate the past policies....absolutely no burning is allowed when dry or windy conditions exist...there are also no burn days issued by the local sunrise fire district which must be observed...and Timberlake village is a part of this district. Burn pit rules state...burn what you bring to keep the fires smaller, stay with the fire you start until it is totally burned down to minimal flames. If the pit has a sign stating "closed" - it means closed for placing additional material in the pit as well as no fires! Please only throw burnable items into the burn area – i.e. no spray cans or other potentially dangerous items.

We will continue to help all residents, but in the future, when the park manager has to spend time away from his work, there will be charges at a realistic hourly rate invoiced to the applicable resident.

15. OUTSIDE CONTRACTORS: When having someone in the park doing work on the outside/inside of your home, contractors are to CHECK IN at the office before starting on any projects in the park as a courtesy notification. The resident is responsible for seeing that their contractors seek and make this contact to TIMBERLAKE VILLAGE/Justin which will improve communication and insure everyone’s security. In addition, as per the park covenants all outside construction must have a diagram of the project submitted to the office and be approved before starting.

16. SEPTIC CHEMICAL: invoice included – PLEASE DO NOT COMBINE IN AMOUNT WITH RENT CHECKS. This year we will be changing how we handle the collection of funds and distribution of septic chemical. We had several residents last year that simply did NOT pay their portion of the septic chemical – follow-up reminders were sent with only partial success. We cannot continue to follow up on this minor item. This year we will be handing out the invoice, you will receive your septic chemical in July just as before with our summer newsletter. Those residents that have outstanding amounts will be invoiced for last year + a $10 late fee and this year’s amount, which will be due by July 15th. PLEASE do not make follow up necessary and additional late fees. Remember that one scoop is to go in at the beginning of each month and if you winterize then put in two before you leave and two when you come back in the Spring.

17. BOAT INSURANCE UP-DATE INFO REQUIRED AND REQUESTED: Everyone who has a boat on Timberlake Village property must have a current boat insurance form given to the park. We request that ALL RESIDENTS make this a “TO DO” item by July 15th as we are required to have current up to date information on file at the park office.

18. Facebook: We have continued to use social media more to promote the park and homes for sale in the park. If you would share and like posts related to Timberlake Village it is greatly appreciated. Feel free to add appropriate pictures of boating adventures, park events, and people at the park.

19. RENT BOX REMINDER: Please remember to raise the flag to let the office know you have added something to the box.

20. WET STEPS ON SWIMMING DOCK: Please continue to help take care of the new addition. The water is shallow and with the unexpected rise/fall of lake level…it is critical to pull up the steps to prevent damage and place the pin to secure. If left in the water the finish will become damaged….SO PLEASE PULL UP AFTER YOU USE AND BEFORE YOU LEAVE THE SWIM PLATFORM – WE WOULD LIKE THIS TO BECOME A HABIT FOR ALL SO EVERYONE CAN CONTINUE TO ENJOY FOR YEARS TO COME. THANKS!

21. SALE OF PARK HOMES-LIFTS-BOATS etc: In the past there have been occasional problems surfaced by park residents as to “the priority in line to purchase” concerning the sale of a home, boat or lift, etc.
TO BE VERY CLEAR….any item that is intended to remain in the park or on park property….the transfer will be processed ONLY BY THE PARK. This is done in order to keep the peace in situations where multiple residents are interested. If multiple residents are interested in an item, the transfer will be handled in a professional manner, transparent to all those involved in the process. SELLING HOMES… The listing, photos, showings, closing will now be changed from 4% to 5% to the SELLER. A Buyer/New Resident set up fee of $250 will also be charged. A flat fee for new resident which will include septic chemical for 1st full year, auto draft rent payment option, mailbox and name transfer, copy of park printed materials/covenant booklet + park resident map, verification previous utility & tax status fully paid by previous owner, dock or house name plate (only one provided - additional signs if ordered at same time are $30)

22. PARK BEAUTIFICATION AWARD - during the Fall Farewell party/Fish fry in September (providing COVID-19 does not force prudent cancellation) - the park will have obtained a consensus to name the top 2 homes in the park that have made the most positive changes in exterior appearance of home/yard/deck. These two residents will be given a special award and will be recognized for their efforts and thanked again in the following newsletter. Prizes can range from a dinner at the Cantina up to a FREE month's space rent. This will begin in 2021 and be decided by Labor Day weekend and awarded at the TLV Fish Fry Season End event.

6. BOAT SLIP WAIT LIST: If you are currently on the list or desire a slip in the future … you must confirm your needs to the office. Those needs must include “IN WRITING” the preference of size, location, and lift capable or not. Any resident who does not confirm their wishes will be considered “no longer interested in a slip” and dropped from the list.

7. RESIDENT REQUESTS TO THE PARK OFFICE: We understand the need for residents to ask the park for assistance with many aspects of your home. When the need arises we are more than willing to assist in any way that we can. That being said, we have had many instances in the past few years were the park has had to make special arrangements and commit many hours of time to assist the residents. These have included help with HVAC, Roofs, Boat Lifts, Skirting and Siding, Tree removal, Water Leaks in the home and Septic issues before the tank. We will continue to help all residents, but in the future, when the park manager has to spend time away from his work, there will be charges at a realistic hourly rate invoiced to the applicable resident.

NOTE FROM TERRY: Justin’s “days off” can be changed due to unexpected situations or weather….but as a general rule….the following will apply…. April through September (OFF on Sunday & Monday)…..October to March (OFF on Saturday & Sunday). Please respect this time off whenever possible, but of course call whenever there is an emergency or serious need to interrupt or inform of a new occurrence.

OUTSIDE CONTRACTORS: When having someone in the park doing work on the outside/inside of your home, contractors are to CHECK IN at the office before starting on any projects in the park as a courtesy notification. The resident is responsible for seeing that their contractors seek and make this contact to TIMBERLAKE VILLAGE/Justin which will improve communication and insure everyone’s security. In addition, as per the park covenants all outside construction must have a diagram of the project submitted to the office and be approved before starting.

9. SEPTIC CHEMICAL: invoice included – PLEASE DO NOT COMBINE IN AMOUNT WITH RENT CHECKS. This year we will be changing how we handle the collection of funds and distribution of septic chemical. We had several residents last year that simply did NOT pay their portion of the septic chemical – follow-up reminders were sent with only partial success. We cannot continue to follow up on this minor item. This year we will be handing out the invoice, you will receive your septic chemical in July just as before with our summer newsletter. Those residents that have outstanding amounts will be invoiced for last year + a $10 late fee and this year’s amount, which will be due by July 15th. PLEASE do not make follow up necessary and additional late fees. Remember that one scoop is to go in at the beginning of each month and if you winterize then put in two before you leave and two when you come back in the Spring.

10. BOAT INSURANCE UP-DATE INFO REQUIRED AND REQUESTED: Everyone who has a boat on Timberlake Village property must have a current boat insurance form given to the park. We request that ALL RESIDENTS make this a “TO DO” item by July 15th as we are required to have current up to date information on file at the park office.

11. Facebook: We have started to use social media more to promote the park and homes for sale in the park. If you would share and like posts related to Timberlake Village it is greatly appreciated. Feel free to add appropriate pictures of boating adventures, park events, and people at the park.

12. RENT BOX REMINDER: Please remember to raise the flag to let the office know you have added something to the box.

13. NEW WET STEPS ON SWIMMING DOCK: Please help take care of the new addition. The water is shallow and with the unexpected rise/fall of lake level…it is critical to pull up the steps to prevent damage and place the pin to secure. If left in the water the finish will become damaged….SO PLEASE PULL UP AFTER YOU USE AND BEFORE YOU LEAVE THE SWIM PLATFORM – WE WOULD LIKE THIS TO BECOME A HABIT FOR ALL SO EVERYONE CAN CONTINUE TO ENJOY FOR YEARS TO COME. THANKS!

14. Exceptional recommendation : We are always looking for contractors who are reliable and competent. If you need repairs, regarding your HVAC (Heating and Cooling) there is one who we can recommend with the highest regards – MARTIN WHITE HVAC – Martin is prompt and fair in his charges for air conditioner & furnace repairs. He has performed work for residents and had done our personal home A/C for the past several years. We have always been satisfied and pleased with his performance and professionalism. 15. Compliments Extended to All Residents: The Park has recently received numerous compliments from outside people who have toured homes for sale. They comment specifically on how homes are well cared for and maintained. They voice their amazements at the overall cleanliness and pride of ownership that it is clearly evident in many homes. They say it is NOT a compliment they extend to other parks and we always make a point to say “we have the best people at the lake” as we know it takes a whole village! Thank you to all who have made upgrades in painting, deck staining, and flower beds this last year. We do sincerely appreciate and truly believe that Timberlake Village is one best parks at Lake of the Ozarks. Thank you to all of you who remember you are a part of a village. We greatly appreciate those who go the extra mile to make their home and this community what it is. With that being said…. A special thanks goes out to Rita Thacker and Linda Durben who have gone above and beyond with “the North East Corner and Center Flower Area and Flag pole” of TLV by creating what Terry refers to as “RITA’S CORNER and LINDA’S LANDING”. The decorations with rocks, bench, flag pole and flowers have created beautiful additions which we greatly appreciate and all can enjoy. New exterior improvements have also occurred at Kevin Mauk’s + Bob & Chris Eslinger, and Lynn & Sheri Shearer homes that present a fresh and clean look….THANK YOU!

16. LOST BUT NOT FORGOTTEN: This past year we lost two residents…..Dan Torello and Wilbur Johnson.
Dan had lived at TLV only a few years but had made many friends and always presented a smile and a great disposition. Wilbur was a long time resident of over 20+ years – first as a weekender and then as a full time resident. He left his mark on the people and TLV with all his hard work in homes via his plumbing experience and his willingness to help his fellow residents. Wilbur helped the park & many residents with the long hours of lawn cutting and leaf blowing for many; many years…..they will both be missed and remembered with fond memories.

17. SALE OF PARK HOMES-LIFTS-BOATS etc: In the past there have been occasional problems surfaced by park residents as to “the priority in line to purchase” concerning the sale of a home, boat or lift, etc.
TO BE VERY CLEAR….any item that is intended to remain in the park or on park property….the transfer will be processed ONLY BY THE PARK…PERIOD! This is done in order to keep the peace in situations where multiple residents are interested. If multiple residents are interested in an item, the transfer will be handled in a professional manner, transparent to all those involved in the process.

3. Bank RENT Transfers: Any park resident who has a Bank of Versailles account can set up an automatic account space rent transfer. Using the ACH banking system, your monthly space rent will be deposited without a check or any time delay in receiving payment and be made on a specific date as it relates to your specific finances. If you are interested in this please see Justin for the 1 page form to be given to Bank of Versailles.

4. SEPTIC OPERATION - RESIDENT ADVISORY INFORMATION: All residents should remember that your septic system is dramatically affected by periods of heavy rain. When the ground becomes water saturated it has a much more difficult time in trying to absorb the additional water loads placed upon the system - this can occur from additional people visiting, dishwashers, washers, etc... Residents should attempt to reduce their water discharge into the septic tank during these periods of heavy rain. It is wise during these situations to put off laundry and spread out showers to minimize the loading of the system until the ground can absorb more readily. A classic situation - you cannot put 100 gallons into a container that currently can hold 20....precautionary prevention always pays large dividends.

5. PARK ENTRY ROAD: We continue to receive “A Plea For Help” from those residents whose homes are along the parks entrance roads … that when your guests come in … please inform them to drive slowly. 6. STORM SHELTER – YES we had to use it once this year and we still want to remind all of our residents…new & veteran…of the open availability of the park office in case of a tornado warning! As many of you know from earlier this year … Justin and Lisa are always ready for park resident arrivals during bad weather conditions – day or night….and Wilber has been briefed on what to do & has emergency access… if Justin and Lisa are not home….this shelter will always be available for your safety!

9. PARK’S ANNUAL FISH FRY - We will still have the annual fish fry and barbeque. We are still asking any Fisherman or Fisherwomen to contribute any fish they would like too but understand the time constraints of the fishing months. We will still have the party as an end of year sendoff but the date and time have not yet been finalized. We still ask residents to bring a covered dish or dessert.

10. WINTERIZATION FOR FALL OF 2017 – Please remember: First call in’s for winterization will have priority. If freezing temperatures arrive unexpectedly, Justin can only service 2 homes per day so the schedule can easily fill up. Don’t forget to make a 3 x 5 card on your refrigerator to schedule in the fall as soon as you know your date to close up your home. If you want to have your home winterized this fall, you will still be responsible for buying the anti-freeze that goes in your home. Please contact Justin if you not sure before you buy so that you know how much your home takes to winterize. You may just leave it in your home and Justin will bill you for just the winterizing process. Please give advanced notice of when you want your home winterized so Justin can schedule a date to complete your winterization.

11. TRASH DUMPSTERS – All household trash must be bagged and tied to minimize the odor and creature problems. Items that are not household trash must be disposed of by the resident via other methods. Please do not just throw anything you want to get rid of in the trash. The waste company and driver have informed us that they will not accept batteries, paint cans, appliances, and furniture. The drivers do not exit the vehicle and for this reason trash should not be left next to the dumpster. Also NO cardboard boxes go into the dumpster. Please put them in the burn area and burn them.

12. BURN AREA – Just to re-iterate the past policies....absolutely no burning is allowed when dry or windy conditions exist...there are also no burn days issued by the local sunrise fire district which must observed...and Timberlake village is a part of this district. Burn pit rules state...burn what you bring to keep the fires smaller, stay with the fire you start until it is totally burned down to minimal flames. If the pit has a sign stating "closed" - it means closed for placing additional material in the pit as well as no fires! Please only throw burnable items into the burn area – i.e. no spray cans or other potentially dangerous items.

13. BOAT TRAILER – Please remember that residents are responsible for mowing/weed eating under their boat trailers.– when the boats are put in during the spring/summer please keep them close together and the same goes for when they come out in the fall/winter. When your boat comes out this year please contact Justin and he will help you put your boat in a safe and snug location next to the last boat that came out. We thank you in advance for this as we have a limited amount of space to fit in all the boats. All residents must place their name on the boat trailer’s frame/tongue by august 1st, 2017. Any trailer without a name tag will be removed from the park on August 31st, 2017.

14. DOCK LIGHTS/WATERFRONT LIGHTS : We encourage the use of the dock lights when on the docks. Please remember to turn the lights back off when leaving the dock. The Park appreciates your cooperation with this issue. Please do not turn the waterfront lights on and off at the breakers panels.

17. NOISE LEVEL – We know that everyone likes to have a good time and enjoy themselves when they are at the lake. Timberlake Village is known for being quiet clean and well maintained and that’s what everyone likes about the park. Please keep all outside noise levels at a minimum and respect ALL your neighbors and other Timberlake Village Residents. When conducting work outside/inside with power equipment or any loud construction noises please remember there are “quiet hours” in the park. The use of profanity/drunken behavior or obnoxious shouting is not appreciated by anyone.

18. CONSIDER YOUR NEIGHBORS – No matter what it is that you are planning to do in the park. Please CONSIDER how those actions are going to affect your neighbors and the park. COMMUNICATION WITH THE PARK AND YOUR NEIGHBORS WILL GO A LONG WAY. It will always benefit you to step back and look at any situation for potential problems before they occur rather than after.

19. PARK COVENANTS – Please read them if you have not. Also, please do not throw the booklets away; they are expensive to have printed. We use a large type and booklet format so they can be easily viewed. When you sell a home either turn them into the park office in advance or bring them to your homes closing and return then.

22. PARK’S UPDATED WEB SITE - We continue to improve the park’s web site…. We have google maps, the new visual moving tour that has audio narration. We are always looking to add photos to the website. To locate the website….go to www.lakeozarkhomes.biz and click the heading Timberlake Village and take a look! If anyone has good pictures of residents or wildlife or anything to do with Timberlake Village please send them to my e-mail. A new page on the website will be created to share these unique and personal “happy times” at Timberlake Village.

23. Facebook – We have started to use social media more to promote the park and homes for sale in the park. If you would share and like posts related to Timberlake Village it is greatly appreciated. Feel free to add pictures of boating adventures, park events, and people at the park.

24. OUTSIDE APPEARANCE/DECKS - The Park has no concern regarding the appearance of the inside of your home, but the outside and deck areas are a direct reflection of YOU. The decks should be free from clutter and kept in a neat organized fashion. The park and your neighbors thank you for keeping the park looking great for years to come.

25. RENT BOX REMINDER - Please remember to raise the flag to let the office know you have added something to the box.

26. GUEST PETS/DOGS : This topic is always covered in the newsletter. I wish we could omit this each year although the complaints keep coming in about residents who do not adhere to the leash rules and picking up your dogs waste. We understand that your dog is part of your family, but to your neighbor and others they are not. Please clean up after your dog and don’t let them do their business in other people’s yard. Dogs are not allowed on the waterfront or the docks unless they are going out in the boat with you. There are no guest pets allowed in the park. Please adhere to these rules as set forth in your park covenants.

27. Exceptional recommendation : We are always looking for contractor who are reliable and competent. If you need repairs, regarding your HVAC (Heating and Cooling) there is one who we can recommend with the highest regards – MARTIN WHITE HVAC – Martin is prompt and fair in his charges for air conditioner repairs. He has performed work for residents and had done our personal home A/C for the past several years. We have always been satisfied and pleased with his performance and professionalism. 28. Compliments Extended to All Residents: The Park has recently received numerous compliments from outside people who have toured homes for sale this spring. They comment specifically on how home are well cared for and maintained. They voice their amazements at the overall cleanliness and pride of ownership that it clearly evident in many homes. They say it is NOT a compliment they extend to other parks and we always make a point to say “we have some of the best people at the lake” as we know it takes a whole village! Thank you to all who have made upgrades in painting, deck staining, flower beds and much more. We do sincerely appreciate and truly believer that Timberlake Village is one best parks at Lake of the Ozarks.

3. OUR NEWEST ADDITION – Justin and Lisa had their first born daughter on January 08, 2016. Her name is Mackenzie Anne Rosenbach. She weighed eight pounds and twenty inches long. She is now almost six months old and is an amazing little girl. Thank you very much too all the residents who have been so kind and giving to Miss Mackenzie already.

4. SEPTIC OPERATION - RESIDENT ADVISORY INFOMATION - All residents should remember that your septic system is dramatically affected by periods of heavy rain. When the ground becomes water saturated it has a much more difficult time in trying to absorb the additional water loads placed upon the system - this can occur from additional people visiting, dishwashers, clothes washers etc. Resident should attempt to reduce their water discharge into the septic tank during these periods of heavy rain. It is wise during these situations to put off laundry and spread out showers to minimize the loading of the system until the ground can absorb more readily. A classic situation - you cannot put 100 gallons into a container that currently holds 20....precautionary prevention always pays large dividends.

5. RESIDENTS – Thank you to all the residents who make Timberlake Village the best park at Lake of the Ozarks. Thank you to all of you who remember your part of a community. We greatly appreciate those who go the extra mile to make their home and this community what it is.

6. STORM SHELTER – yes - we still want to remind all of our residents…new & veteran…of the open availability of the park office in case of a tornado warning! As many of you know… Justin and Lisa are always ready for park resident arrivals during bad weather conditions – day or night….and Wilber has been briefed on what to do & has emergency access… if Justin and Lisa are not home….this shelter will always be available for your safety!

7. PARK ENTRY ROAD- We continue to receive “A plea for help” from those residents whose homes are along the parks entrance roads … that when your guests come in … please tell them to drive slowly. This is especially a concern with the dust in the dry months of July/August. But above all – this is the courteous thing to do – as you would want if you were located along the entry roadways. We know that some of the problems are from those who live further down the road … but we do in fact have our own offenders – Please try to be part of the solution for this problem. More “Speed Bumps” may be necessary.

8. BOAT SLIP WAIT LIST – This spring … we had substantial movement on the “priority wait list” for boat slips – it was great for us to be able to make these changes and satisfy so many on the list. If you are currently on the list or desire a slip in the future … you must confirm your needs to the office. Those needs must include “IN WRITING” the preference of size, location, and lift capable or not. Any resident who does not confirm their wishes will be considered “no longer interested in a slip” and dropped from the list.

9. PARK’S ANNUAL FISH FRY - We will still have the annual fish fry but will be adding a barbeque as well. We are still asking any Fisherman or Fisherwomen to contribute any fish they would like too but understand the time constraints of the fishing months. We will still have the party as an end of year send off but the date and time have not yet been finalized. We still ask residents to bring a covered dish or desert.

10. WINTERIZATION FOR FALL OF 2016 – If you want to have your home winterized this fall, you will still be responsible for buying the anti-freeze that goes in your home. Please contact Justin if you not sure before you buy so that you know how much your home takes to winterize. You may just leave it in your home and Justin will bill you for just the winterizing process. Please give advanced notice of when you want your home winterized so Justin can schedule a date to complete your winterization.

11. TRASH DUMPSTERS – All household trash must be bagged and tied to minimize the odor and creature problems. Items that are not household trash must be disposed of by the resident via other methods. Please do not just throw anything you want to get rid of in the trash. The waste company and driver have informed us that they will not accept batteries, paint cans, appliances, and furniture. The drivers do not exit the vehicle and for this reason trash should not be left next to the dumpster. Also cardboard boxes do not go into the dumpster. Please put them in the burn area and burn them.

12. BURN AREA – Just to re-iterate the past policies....absolutely no burning is allowed when dry or windy conditions exist...there are also no burn days issued by the local sunrise fire district which must be observed...and Timberlake village is a part of this district. Burn pit rules state...burn what you bring to keep the fires smaller, stay with the fire you start until it is totally burned down to minimal flames. If the pit has a sign stating "closed" - it means closed for placing additional material in the pit as well as no fires! Please only throw burnable items into the burn area – i.e. no spray cans or other potentially dangerous items.

13. BOAT TRAILER – Please remember that residents are responsible for mowing/weed eating under their boat trailers.– when the boats are put in during the spring/summer please keep them close together and the same goes for when they come out in the fall/winter. When your boat comes out this year please contact me and I will help you put your boat in a safe and snug location next to the last boat that came out. We thank you in advance for this as we have a limited amount of space to fit in all the boats. Please communicate with the park office on this issue. All residents must place their name on the boat trailer’s frame/tongue by august 1st, 2016.

14. DOCK LIGHTS/WATERFRONT LIGHTS : We encourage the use of the dock lights when on the docks. Please remember to turn the lights back off when leaving the dock. The Park appreciates your cooperation with this issue. Please do not turn the waterfront lights on and off at the breakers panels.

15. SEPTIC CHEMICAL = DISTRIBUTED – invoice included – PLEASE DO NOT COMBINE IN AMOUNT WITH RENT CHECKS. Remember that one scoop is to go in at the beginning of each month and if you winterize then put in two before you leave and two when you come back in the summer.

17. NOISE LEVEL – We know that everyone likes to have a good time and enjoy themselves when they are at the lake. Timberlake Village is known for being quiet clean and well maintained and that’s what everyone likes about the park. Please keep all outside noise levels at a minimum and respect ALL your neighbors and other Timberlake Village Residents. When conducting work outside/inside with power equipment or any loud construction noises please remember there are “quiet hours” in the park. The use of profanity/druken behavior or obnoxious shouting is not appreciated by anyone.

18. CONSIDER YOUR NEIGHBORS – No matter what it is that you are planning to do in the park. Please CONSIDER how those actions are going to affect your neighbors and the park. It will always benefit you to step back and look at any situation for potential problems before they occur rather than after.

19. PARK COVENANTS – Please read them if you have not. Also, please do not throw the booklets away; they are expensive to have printed. We use a large type and booklet format so they can be easily viewed. When you sell a home either turn them into the park office in advance or bring them to your homes closing and return then.

20. OUTSIDE CONTRACTORS – When having someone in the park doing work on the outside/inside of your home, contractors are to check in at the office before starting on any projects in the park as a courtesy notification. The resident is responsible for seeing that their contractors seek and make this contact which will improve communication and insure everyone’s security.

THEY WILL BE COMPLETED AT THE END OF JULY. FULL TIME RESIDENT WHO WOULD LIKE TO HAVE A MAILBOX AT TIMBERLAKE VILLAGE WILL BE REQUIRED TO FILL OUT THE ATTACHED FORM AND $20 FOR A NEW MAILBOX. PLEASE RETURN TO THE PARK OFFICE AS SOON AS POSSIBLE.

4. GUEST PETS/DOGS : WE UNDERSTAND THAT YOUR DOG IS PART OF YOUR FAMILY, BUT TO YOUR NEIGBOOR AND OTHERS THEY ARE NOT. PLEASE CLEAN UP AFTER YOUR DOG AND DON’T LET THEM DO THEIR BUSINESS IN OTHER PEOPLES YARD. DOGS ARE NOT ALLOWED ON THE WATERFRONT OR THE DOCKS UNLESS THEY ARE GOING OUT IN THE BOAT WITH YOU. ALSO THERE ARE NO GUEST PETS ALLOWED IN THE PARK. PLEASE ADHEAR TO THESE RULES AS SET FORTH IN YOUR PARK COVENANTS.

5. WINTERIZATION FOR FALL OF 2014 – IF YOU WANT TO HAVE YOUR HOME WINTERIZED THIS FALL, YOU WILL STILL BE RESPONSIBLE FOR BUYING THE ANTI-FREEZE THAT GOES IN YOUR HOME. PLEASE CONTACT JUSTIN BEFORE YOU BUY SO THAT YOU KNOW HOW MUCH YOUR HOME TAKES TO WINTERIZE AND CAN BUY THE RIGHT AMOUNT. YOU MAY JUST LEAVE IT IN YOUR HOME AND JUSTIN WILL BILL YOU FOR THE WINTERIZING PROCESS ONLY. PLEASE GIVE ADVANCED NOTICE OF WHEN YOU WANT YOUR HOME WINTERIZED SO JUSTIN CAN SCHEDULE A DATE TO COMPLETE YOUR WINTERIZATION.

6. TRASH DUMPSTERS – MOST OF YOU HAVE PROBABLY NOTICED THAT WE HAVE CHANGED TRASH PROVIDERS. WE HAD A NEW DUMPSTER DELIVERED THAT IS MORE ACCESSIBLE AND EASIER FOR RESIDENTS. PICK-UP IS ON MONDAY MORNINGS AND WE HAVE BEEN ASSURED BY ALLIED WASTE THAT IT WILL ALWAYS BE PICKED UP EVEN ON HOLIDAYS. ALL HOUSEHOLD TRASH MUST BE BAGGED AND TIED TO MINIMIZE THE ODOR AND CREATURE PROBLEMS. ITEMS THAT ARE NOT HOUSEHOLD TRASH MUST BE DISPOSED OF BY THE RESIDENT VIA OTHER METHODS. THE WASTE COMPANY AND DRIVER HAVE INFORMED US THAT THEY WILL NOT ACCEPT BATTERIES, PAINT CANS, APPLIANCES, AND FURNITURE. THE DRIVERS DO NOT EXIT THE VEHICLE AND FOR THIS REASON TRASH SHOULD NOT BE LEFT NEXT TO THE DUMPSTER. ALSO CARDBOARD BOXES DO NOT GO INTO THE DUMPSTER. PLEASE PUT THEM IN THE BURN AREA AND BURN THEM.

7. BURN AREA – Debris does not go into the trash dumpsters. Just to re-iterate the past policies....Absolutely no burning is allowed when dry or windy conditions exist...there are also NO BURN DAYS issued by the local Sunrise Fire District which must be observed...and Timberlake Village is a part of this district. Burn Pit rules state...BURN WHAT YOU BRING TO KEEP THE FIRES SMALLER, STAY WITH THE FIRE YOU START UNTIL IT IS TOTALLY BURNED DOWN TO MINIMAL FLAMES. If the pit has a sign stating "closed" - it means closed for placing additional material in the pit as well as no fires! PLEASE MIND WHAT YOU THROW INTO THE BURN AREA. THERE HAVE BEEN THREE DIFFERENT ARISOAL CANS EXPLODE WHILE I WAS BURNING. IF THIS CONTINUES WE WILL NO LONGER ALLOW RESIDENTS USE THE BURN AREA.

8. RENT BOX REMINDER = As stated in the last newsletter the rent box at the park office is now open again for you convenience. It is located on the deck facing the parking area. – BUT REMEMBER TO RAISE THE FLAG

9. BOAT TRAILER – NONE BEYOND THE TREE – NOW SIGNED – When the boats are put in during the spring/summer please keep them close together and the same goes for when they come out in the fall/winter. When your boat comes out this year please contact me and I will help you put your boat in a safe and snug location next to the last boat that came out. We thank you in advance for this as we have a limited amount of space to fit in all the boats.

10. DOCK LIGHTS : We encourage the use of the dock lights when on the docks. Please remember to turn the lights back off when leaving the dock. Electricity is not free and the Park appreciates your cooperation with this issue.

11. SEPTIC CHEMICAL = DISTRIBUTED – invoice included – PLEASE DO NOT COMBINE IN AMOUNT WITH RENT CHECKS. Remember that one scoop is to go in at the beginning of each month and if you winterize then put in two before you leave and two when you come back in the summer.

12. PARK HAS CHECKED ALL SEPTIC TANKS AND PUMPED THE FOLLOWING TANKS.

13. NOISE LEVEL – We know that everyone likes to have a good time and enjoy themselves when they are at the lake. Timberlake Village is known for being quiet clean and well maintained and that’s what everyone likes about the park. Please keep all outside noise levels at a minimum and respect ALL your neighbors and other Timberlake Village Residents. Profane Language or Loud Music will not be tolerated at any time.

14. UPDATED PARK COVIENCE – We have just finished updating the parks covenants. They will be distributed as soon as they are received back from the printer. Please read as some policies have changed.

15. DRINKING WATER CONSUMER QUALITY REPORT – Timberlake Village has been re classified to a different category of Water Distribution System and are not required to publish a CCR report to the DNR or post them in the park… but we will continue to do so because IT IS THE RIGHT THING TO DO. Timberlake Village compiles a list of all the drinking water tests conducted each year and publishes a CONSUMER CONFIDENCE REPORT which is posted on the park’s bulletin board as per the Dept. of Natural Resource guidance for 2014. We do share much more than is required concerning what is tested for and the actual results because we have always had great water tests. This information can be viewed upon request to the park office or you can also see on the Missouri DNR web site for drinking water. The park tests the drinking water each month as well as the numerous periodic tests sent out for lead, copper, TDS, VOC’s, IOC’s, nitrates/nitrites, etc. - the list is very lengthy…the point is…we have very good water and are very proud of it…not everyone at the lake can state this – read the paper…many fail to even test…let alone report the findings.

18. PARK’S UPDATED WEB SITE - We continue to improve the park’s web site….we have multiple photos on homes for sale showing both the interior and exterior. We have google maps, the NEW VISUAL MOVING TOUR THAT IS DICTATED. SECOND NEWSLETTER FOR 2013 – TIMBERLAKE VILLAGE

1. WELCOME NEW HOME OWNERS – We would like to WELCOME OUR NEWEST RESIDENTS to Timberlake Village who have purchased homes in our
community.

  • DON & CONNIE - Side Row – 35 Old Cabin Lane – Purchased in May 2013

2. STORM SHELTER – Yes – Storm season is just about passed with no violent storms….just a few sheer wind events which knocked down a few more trees – bummer!!! We still want to remind all of our residents…new & veteran…of the open availability of the park office in case of a tornado warning! As many of you know…this is now the full time home of Justin & Lisa …they are always ready for park resident arrivals during bad weather conditions – day or night….and Wilber has been briefed on what to do & has emergency access… if Justin/Lisa are not home….this shelter will always be available for your safety!

3. DOGS: MUST BE KEPT ON LEASE = MUST BE STAKED IN YARD IF OUT. WE UNDERSTAND THAT YOUR DOG IS PART OF YOUR FAMILY, BUT TO YOUR NEIGHBOR AND OTHERS THEY ARE NOT. PLEASE CLEAN UP AFTER YOUR DOG AND DON’T LET THEM DO THEIR BUSINESS AND JUST LEAVE IT FOR JUSTIN TO WEED EAT THOUGH. 5. TRASH DUMPSTERS – Pick up is normally on Tuesday mornings. All household trash must be bagged and tied to minimize odor and creature problems – PLEASE KEEP THE BRICKS ONTOP OF THE TRASH DUMPSTER LIDS – THE RACCOONS ARE STILL A PROBLEM & CREATING A MESS. Items that are not household trash must be disposed of by the resident via other methods. The waste company & driver have informed us that they will not accept batteries, paint cans, appliances & furniture. All other large type items should be placed at the dumpster on Monday (AFTER THE WEEKEND…NO ONE WANTS TO SEE SOMEONE’S JUNK ALL WEEKEND)! IF YOU NEED HELP WITH A LARGE BULKY ITEM, CALL JUSTIN AND WE WILL HELP YOU GET THE ITEM TO THE DUMPSTER ON MONDAY NIGHT. ALSO CARDBOARD BOXES DO NOT GO INTO THE TRASH PUT IT IN THE BURN AREA.

9. SPEED BUMP : We have had problems with several people not inside the park speeding down the entry road at speeds well above the posted speed limits. It feel like an inconvenience to some but is necessary to keep all the residents and guest safe from those who choose not to abide by our posted speed limit signs.

13. DOCKS – WE ARE LOOKING INTO REMOVAL OF ALL WHITE BUMPER STRIPS AND CORNER BUMPERS AND HOPING TO INSTALL THIS SEASON WITH
THE NEW HEAVY DUTY BLACK TYPE THAT ARE NOT SUPPOSED TO MARK BOATS – YEA!

1. MOVING: LISA AND I WILL BE MOVING INTO THE BLUE SPRUCE HOUSE IN APRIL AND WE WILL PLACE OUR MOBILE UP FOR SALE. OUR NEW ADDRESS WILL BE 56 BLUE SPRUCE LANE, SUNRISE BEACH, MO 65079. (PHONE AND EMAIL WILL REMAIN THE SAME.)

2. PARK RENT & MESSAGE BOX: FOR THE RESIDENT’S CONVENIENCE…THE PARK RENT/MESSAGE BOX WILL BE REOPENED MAY 1ST. THIS BOX IS DIRECTLY IN FRONT OF THE RAMP THAT RUNS UP TO THE FRONT DOOR. IT HAS A PLACE FOR YOUR CHECKS/MESSAGES AND A FLAG ***ALL WE ASK*** WHEN YOU PUT SOMETHING INTO THE BOX PLEASE RAISE THE FLAG TO LET US KNOW. THE BOX WILL BE OPEN FOR THE MAY RENT CHECKS. PLEASE REMEMBER THAT ALL RENT AND DOCK CHECKS MUST BE SEPARATE CHECKS. OUR LLC/ACCOUNTING REQUIRES

3. STORM SHELTER: AS BEFORE, THE PARK STORM SHELTER WILL STILL BE THE HOUSE ON BLUE SPRUCE. LISA AND I WILL ALWAYS HAVE THE HOUSE OPEN FOR ANYONE WANTING TO TAKE SHELTER DURING A STORM. AS A BACK UP PLAN, WILBER JOHNSON HAS THE ABILITY TO OPEN THE HOUSE IN THE CASE THAT LISA AND I ARE NOT HOME . WILBER IS ALWAYS NOTIFIED IN ADVANCE IF AND WHEN WE WILL BE LEAVING FOR ANY PERIOD GREATER THAN ONE DAY.

4. WHOLE PARK GARAGE SALE: WE WILL BE HOLDING A “HUGE GARAGE SALE … FOR THE ENTIRE PARK” ON MAY 25TH, SATURDAY 8am TO 2pm – SHORT AND SWEET! THE WEEKEND OF MEMORIAL DAY SHOULD GENERATE GREAT TRAFFIC AND IT HAS BEEN SEVERAL YEARS SINCE WE HAVE HOSTED THIS EVENT. IN YEARS PAST WE HAVE HAD GREAT ATTENDANCE. PLEASE PARTICIPATE; MANY RESIDENTS IN THE PAST HAVE COMBINED EFFORTS/ITEMS. WE WILL HAVE MANY LARGE SIGNS AND ARROWS DIRECTING PEOPLE TO THE PARK. IF IT RAINS…WE’LL USE THE DECKS & CARPORTS.

5. 4TH OF JULY PARADE AND FISH FRY: LISA AND I WOULD LIKE TO BRING THE PARADE AND FISH FRY WE HAD THIS LAST YEAR TOGETHER AND START A NEW TRADITION (OVER AGAIN). IF YOU WOULD LIKE TO HAVE THIS DONE, PLEASE FEEL FREE TO LET US KNOW AND WE WILL ADDRESS IT AGAIN IN THE NEXT NEWSLETTER WHICH WILL COME WITH YOUR SEPTIC CHEMICAL IN JUNE.
