A. Buyer must submit an earnest deposit = personal check in the amount of $1000 and is made out to timberlake village along with verbal statement to park Representative on the 3 primary points listed above. *earnest check is held and not Deposited until contract specifics ( which are in detail and include a room by room Inventory list). The contract is finalized, in writing and signed by both the buyer and seller. This insures safety and accuracy for both buyer and seller.
* deposit check is returned if no agreement or applied to future space rent.

B. Buyer must completes a park application at time offer is made. Application is reviewed and must be approved by park office prior to closing. A personal interview is required to discuss any issues of concern by both the buyer and the park office. Park covenants are available for review on site by buyers.

C. Verbal offer from buyer to timberlake will be communicated by Timberlake Village to seller. Remember this initial verbal offer is limited to the key points of Price, date of possession and major items to be included/excluded.

D. Once a verbal agreement is reached on above 3 key points....The park provides a Contract that details everything that is required for ownership to be transfered:
*pro-rated personal property county taxes, pro rated space rent, slip transfers. Room by room items are inventoried = those included/excluded are detailed, utility transfers (elec, gas, cable tv, telephone, mail etc. ) copies are signed by both buyer and seller so nothing is left out or mis-understood. This eliminates potential problem areas and provides for a smooth transfer.

E. Inspections can be requested by buyer at their expense. Timberlake village will Provide and schedule licensed-approved local companies that are experienced and reliable. Checks to the specific providers are required in advance to schedule and are delivered to the technician when inspection is conducted.
Park required inspection/work
Plumping inspection by “jerry heet” = $80.
(required by park based on septic systems and potential damage that can occur - includes complete re-build of all
Toilets - fill valve, float level mechanism & flapper sealing gaskets).+ heat tape, w/h, faucets, valves, etc.
Optional inspections/work that can be requested by buyer
Heating/cooling inspection by martin white. = $85 (requires 70 degree temp)
Termite inspection by “all american pest” = $65 (includes warranty on future discovery)

F. Terry or justin rosenbach will conduct the closing which normally takes place in the home and can be completed within about 2-3 weeks at earliest or later based on actual closing date agreed upon. Closing activities take appx. One hour. Seller and buyer may close on separate dates and/or by mail if needed.
